Is every overleveraged Listing a Short Sale Candidate?

No.

How can you tell which ones are and which ones aren’t? It’s not science and it’s not art, at least not entirely. It is truly a moving target.

How can one tell? What are the steps to making an informed decision?

First, gather all the information that is required by the Lender that you will be attempting to Short.  If you have more than one Lender or Lien Holder (more than one mortgage or a non mortgage lien holder) you will need to have the right information for that Lender (we will refer to Lender or Lien holders as Lenders) when attempting to Short them.

Next, have a method to compare the information that you have gathered and the information that is required by that Lender. 

Next, decide.

This decision will play an important part of your life and few other lives in the next few months, or even the next six months or longer.

Your time, the Lenders time and money, and most importantly… the homeowners future.

Sometimes you have to say, NO.

But, what if you said no, and it wasn’t based on the right information or the right formula for evaluation of the situation?  What if the Lender just changed their guidelines for acceptance…just yesterday?

Is a Short Sale the ‘right’ solution for the homeowner?  Only the homeowner can decide this.  Is a Short Sale a technical possibility for this specific homeowner, with this specific lender, on this particular day?

This is where Short Sale Specialists come into play.

There are software programs that evaluate the feasibility of a particular situation and give you a purely technical answer. 

There are various methods of staying current in today’s marketplace as to which Lender is more likely to do a specific thing on a particular day.

Then there is the necessity to have the physical systems in place to track everything that takes place in a Short Sale and be able to tell everyone involved exactly what is happening, what has happened, and what will likely happen next.

Do you have time to do all of this and still find time to list and sell houses? Now you do…there are many outsourcing solutions available to handle the technical aspects of Short Sales… that will make you the Short Sale Hero! Let your Homeowner decide if a Short Sale is the right decision for them after a Short Sale Specialist makes an informed decision that it is technically possible.

Usually the saying goes… ‘The Job isn’t finished until the Paperwork’s Done.’

With Short Sales…’The Job doesn’t start until the Paperwork’s Done.’ and throw in a decent offer, too.

  • What is a Short Sale Package? 
  • How Big is it?
  • What is in it?
  • What is the capacity of your sheet feeder on your fax/scanner? at least 50 pages…
  • Can I trickle the Paperwork in?
  • Can I send a generic Package?
  • Do you have 70 Lender Specific Packages?
  • Do you want to wait on hold for an hour, on 3 consecutive days to get a fuzzy copy of a Lender Specific Package…what? we lost the connection?
  • Why do they keep losing my Paperwork?
  • Why do they keep changing who I talk to?

What a Short Sale Package isn’t?

  • It is not standard.
  • It is not one size fits all, even if you have the Lender Specific Package…
  • Does it include pictures? Maybe…
  • Does it include Contractor Estimates? Maybe…
  • Should I make it concise and brief? Maybe…
  • Should I really lay on the BS?  …

It depends…

A straight forward pretty house retail listing? Not Much.

A distressed wholesale priced to move listing with equity or no mortgage? Not Much.

But…

  • a pretty or distressed home with a family that has just lost the family income 
  • a home with a single mother who refinanced the family home after the divorce into a toxic ARM that has just reset to $500 a month more…
  • that same single mother whose loan or loans were written with a no equity position, so now there is no equity to pay real estate commissions, much less the 6 months of back payments and the attorneys fees, and penalties, and interest…
  • a home with a loan with….COUNTRYWIDE
  • a home with 3 Loans, and first mortgage holder is…COUNTRYWIDE
  • a home with 3 Loans, Countrywide, a mechanics lien, an IRS lien, and Mold, and Structural Issues…and the homeowner is now living out of State…and FHA, and PMI, and the homeowner is comtemplating Bankruptcy and the Foreclosure Sale is in two weeks…

A Short Sale Specialist with the right Short Sale Management System can be a very handy member on your team.

What if…

  • you didn’t have to talk to the lender?
  • you didn’t have to become a Loss Mitigator, and practice Loss Mitigation?
  • you were able to log-in on the Internet to an account for your listing that showed the current progress of the Short Sale?
  • you were able to download and upload all documents pertaining to the Short Sale to the Specialist without having to meet at the office, or at Starbucks?
  • you were not the one standing over the fax machine, having to send the same 50 page Short Sale Package three days in a row to three different people…and on the fourth day…no one can find it? 
  • you were not the one on the phone on hold for an hour instead of showing that new listing?
  • you were kept in the loop with a email note every time the Short Sale Specialist touched the account?
  • you didn’t have to do all of the above games for 4 months to have a clerk on the other end of the phone tell you that yes, your Short Sale is Approved….but…you are going to have to reduce your commission?

This is the future of Short Sale Listings…Outsource them…Let someone else do the Negotiating and all the rest…Do what you do best…List and Sell Homes, and have someone else fight the lender to pay your earned Commission.
